The Uniform Appraisal Dataset (UAD) 3.6 represents the most significant change to residential appraisal reporting in over a decade. This update introduces a dynamic, data-driven report format designed to enhance consistency, accuracy, and efficiency in the valuation process.
Key Changes Appraisers Should Note:
Dynamic Reporting: Replaces static forms (like the 1004) with a single, flexible report that only displays fields relevant to the specific property and assignment.
Enhanced Data Standardization: Requires more granular and standardized details for property characteristics, condition, and quality.
Data Structure: The underlying data is transitioning to the MISMO v3.6 XML standard, which supports advanced data analysis and quality control.
New Reports: The legacy 1004D is replaced by two separate reports: the Restricted Appraisal Update Report and the Completion Report.
Comparable Inspection: Fannie Mae has retired the requirement to inspect comparable sales from the street, allowing appraisers discretion in sourcing required comparable photos.

Limited Production = Sept. 2025 – Jan. 2026; Approved vendors and lenders testing live submissions.
Broad Production = Jan. 2026 – Nov. 2026; All lenders can submit UAD 3.6, while UAD 2.6 is still supported.
UAD 3.6 Mandatory =November 2, 2026; All new appraisal submissions must use the UAD 3.6 format.
